INITIAL PROPERTY PRESERVATION AND MAINTENANCE
Property Preservation and Maintenance is one of our specialties. Our familiarity and connections to local contractors allow us to partner with the most reputable, reliable vendors for these tasks.
Larger repairs such as boarding windows or door replacement may require bids from several vendors in our network. If so, we obtain the bids, present them to our client, and secure approval for these tasks.
We also obtain and submit bids for any trash and debris removal that does not fall into the “emergency” or “safety” categories.
In the case of emergency repairs and safety issues, we work with our client to have the necessary repairs completed to protect and preserve the property. These repairs may include, but are not limited to:
- Securing and/or re-securing a property
- Tarp or otherwise cover of a leaking roof
- Plumbing repairs and/or emergency water shut off
- Correcting property conditions that present and immediate, inherent danger and that may cause immediate or significant damage to the property.
ONGOING / MONTHLY PRESERVATION & MAINTENANCE
We secure the most competitive pricing from reputable vendors who are recognized for quality work and are licensed, bonded, and insured as required. We are on top of every task and meet our deadlines, including our vendors, at a rate of 100% unless unforeseen issues arise that cause a delay. We communicate with the client regarding any delays. Any cases that require work beyond approved limits will be submitted to our client for review and approval. We realize that sometimes this will require additional competitive bidding. We handle all of it.
Once the property becomes vacant and is out of any redemption or possession periods, we place the utilities in the name of NextHome Metro Real Estate Services and initiate service. The only exception is in the event that the client transfers a property already in process or that turning on the utilities may represent a hazard to the property.
Some preservation activities are periodic, such as winterization. We authorize this task at a cost not to exceed our clients approved limits. If the work will exceed these limits, we’ll submit bids to the client for approval.
We have an extensive list of snow removal and landscaping companies. Snow removal will be completed in less than 24 hours upon the accumulation of two inches or more. Any storms exceeding six inches of snow are considered as two “events.” Unless told otherwise, we go by the budget of $75 per event that does not need approval. We are happy to discuss a fixed rate, as snowfall is likely in our area. Upon request, under these circumstances, we will obtain two bids and submit them for client approval.
Initial and routine lawn care will be completed per client guidelines. Lawn care includes lawn mowing, minor debris clean up, and weed removal and/or spraying. This is typically completed weekly or biweekly, as needed.
Since we have been licensed in real estate for years, we’ve developed a strong list of licensed inspectors that is kept current. We carefully research new inspectors but have a terrific list of seasoned professionals that are highly respected, rated, and experienced.
